RENTAL POLICIES

The cabin is located in the golf, swim & tennis community of Innsbruck in Helen, Georgia. 

CHECK-IN TIME

After 4:00 pm     CHECK OUT -  11:00 am

SMOKING POLICY

SMOKING IS NOT PERMITTED inside the cabin.  You may smoke outside but please do not litter.

PET POLICY

Pets are permitted only with prior approval.  However, the maximum amount of pets allowed is two (2).  Each furry family member needs to send $25.00.  Please make sure you have them on a leash due to the wildlife in the area.   Pet owners are responsible for cleaning up of any/all pet refuse.  All pets must be up to date on rabies vaccinations and all other vaccinations.  Please make sure your animals are free from fleas and  ticks before staying in the cabin.  These are the sole responsibility of the pet owner. We, as owners, assume no responsibility for illness or injury that may incur to pets  while on the premises. 

MINIMUM AGE

We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

DEPOSIT

 

 

A damage/reservation deposit of $200 is required. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.  No damage is done to cabin or its contents, beyond normal wear and tear. This includes the hot tub and the pool table.  A full list will be in your written agreement.

MAINTENANCE

It is impossible to guarantee that all appliances, hot tubs, heaters, fireplaces, etc., will be in working order 100% of the time. We do guarantee to make every effort to correct any problem as soon as possible. Please call us at (404) 786-0629 if there are any problems. Non-emergency maintenance issues will be handled during normal business hours.

PAYMENT

An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the cabin rent. Please make payments in the form of traveler’s checks, bank money orders, cashiers checks or personal checks payable to J&L Rental Properties. The advance payment is not a damage deposit. The BALANCE OF RENT is due seven (7) days before your arrival date.  All rentals require a $100.00 cleaning fee.

CANCELLATIONS

A fourteen (14) day notice is required for cancellation. Cancellations that are made more than fourteen (14) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within fourteen (14) days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

NO SHOWS Your credit card will be charged the total amount of your reservation for "NO SHOWS."

MAXIMUM OCCUPANCY

The maximum number of guests for the cabin is limited to eight (8) persons. 

MINIMUM STAY

This property requires a two (2) night minimum stay.    Longer minimum stays may be required during holidays and Oktoberfest.  If a rental is taken for less than two (2) days, the guest will be charged the two-night rate.

INCLUSIVE FEES

Rates include a one-time linen-towel setup.  Fees for using the swim and tennis amenities are included.  However, golf fees are not included.

RATE CHANGES

Rates subject to change without notice.

FALSIFIED  RESERVATIONS

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS

Any exceptions to the above mentioned policies must be approved in writing in advance.

STORM POLICY/ROAD CONDITIONS

No refunds will be given for storms. Mountain roads can be curvy and steep. Innsbruck plows the paved roads when snow or ice occurs.  However, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

ITEMS LEFT BEHIND

We are not liable or responsible for items left behind, lost, or stolen. If you leave an item after checking out and wish to have it returned, please call us as soon as possible. We will work with you in trying to reach a solution for return.

LEGAL DISCLAIMER

We, as owners, are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
