located in the golf, swim & tennis community of
Innsbruck in Helen,
Georgia. |
|
CHECK-IN TIME |
Check-in is 4 pm or later and check-out is
promptly 11 am. Failure to obey a prompt check-out time may result in loss
or partial loss of security deposit. Upon check out, refer to the check out
policy on the cabin refrigerator. All guests must be registered with the
guardhouse prior to arrival. |

SMOKING POLICY |
SMOKING IS NOT PERMITTED inside
the cabin. Outside smoking is permitted but please do not litter. Failure to
obey this policy will result in loss of security deposit and/or a charge to
guest(s) credit card. |

PET POLICY
 |
We feel your pets are a
part of your family. They are permitted only with prior approval. However,
we must limit the maximum amount of pets to (2). We have a pet fee of $25.00
per pet per stay. When outside please make sure you have them on a leash due
to the wildlife in the area. Pet owners are responsible for cleaning up of
any/all pet refuse. The pets need to stay off of the furniture. If there are
indications that your pet(s) have been on the furniture, it could result in
a higher cleaning cost. All pets must be up to date on rabies vaccinations
and all other vaccinations. Please make sure your animals are free from
fleas and ticks before staying in the cabin. These are the sole
responsibility of the pet owner. Please crate your pets when you are not
present in the cabin. We, as owners, assume no responsibility for illness or
injury that may incur to pets while on the premises. Failure to obey this
pet policy will result in loss of security deposit and/or a charge to
guest(s) credit card. |

MINIMUM AGE |
We will not rent to vacationing
students or singles under 25
years of age unless accompanied by an adult guardian or parent.

|
DEPOSIT |
A damage/reservation
deposit of $200 is required. This must be received within five (5) days of
booking the reservation. You may also reserve the cabin with a credit card.
The deposit is NOT applied toward rent; however, it is fully refundable
within (14) days of departure, provided the following provisions are met.
Please Use the cabin, not Abuse the cabin. If you observe that something is
broken or damaged upon your arrival, please contact us so you are not held
responsible.
a. No damage is done to cabin or its contents, beyond normal wear and tear.
b. No damages are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All debris, rubbish and discards are placed in outside garbage container,
and soiled dishes, pots, pans & used electrical appliances are cleaned and
put away.
d. All keys are returned and secured to their lock boxes and the doors
locked.
e. Any charges accrued during the stay are paid prior to departure.
f. No linens or other items are lost or damaged. Used linens are to be
placed in laundry room upon departure.
g. No damage is done to the pool table & the hot tub. No damage is done to
the hot tub by disobeying the hot tub policy.
h. Failure to obey check-in and check-out times.

MAINTENANCE |
It is impossible to guarantee that all appliances, hot tubs, heaters,
fireplaces, etc., will be in working order 100% of the time. We do guarantee
to make every effort to correct any problem as soon as possible. Please call
us at (404) 786-0629 if there are any problems. Non-emergency maintenance
issues will be handled during normal business hours. |

PAYMENT |
50% of the rental,
cleaning fee, pet fee (if applicable), and taxes is due (60) days prior to
your arrival. The remaining 50% is due (14) days prior to arrival. Please
make payments in the form of traveler’s checks, bank money orders, cashiers
checks or personal checks payable to J&L Rental Properties. You may also use
Visa or Mastercard. All returned checks are subject to a $25.00 fee. |

CANCELLATIONS |
A fourteen (14) day notice
is required for cancellation. Cancellations that are made more than fourteen
(14) days prior to the arrival date will incur a $50 administrative fee.
Cancellations or changes that result in a shortened stay, that are made
within fourteen (14) days of the arrival date, forfeit the amounts paid in
and damage/reservation deposit. Cancellation or early departure does not
warrant any refund of rent or deposit. |

NO SHOWS |
Your credit card will be charged the total
amount of your reservation for "NO SHOWS." |
|
MAXIMUM
OCCUPANCY |
The maximum number of
guests for the cabin is limited to (8) persons. Each person over the amount
of (8) will be an additional $10 per person per night. Failure to obey this
policy will result in loss of security deposit and/or a charge to guest(s)
credit card. |
|
MINIMUM STAY |
This property requires a two (2)
night minimum stay.
Longer
minimum stays
may be required during holidays and Oktoberfest. If a rental is taken for less than
two (2) days, the guest will be charged the two-night rate. |
|
INCLUSIVE FEES |
Rates include a one-time
linen-towel setup. Fees for using the swim and tennis amenities at the
Sports Complex are included. The community swimming pool is open Memorial
Day to Labor Day. The sports complex is located near the
guardhouse on Sportartan Strasse. However, as a guest of our cabin you may
play golf, with prior registration, for a discounted price. |

RATE CHANGES |
Rates subject
to change without notice. |
|
FALSIFIED RESERVATIONS |
Any
reservation obtained under false pretense will be subject to forfeiture of
advance payment, deposit and/or rental money, and the party will not be
permitted to check in. |
|
WRITTEN
EXCEPTIONS |
Any exceptions
to the above mentioned policies must be approved in writing in advance.
|
|
STORM
POLICY/ROAD CONDITIONS |
No refunds
will be given for storms. Mountain roads can be curvy and steep. Innsbruck
plows the paved roads when snow or ice occurs. However, we highly recommend
four wheel drive and/or chains during the snow months. We do not refund due
to road conditions. |
|
HOT TUB WARNINGS & POLICY |
Maximum capacity for the hot tub is six (6)
people. Use of the hot tub is at your own risk. The following persons should
not enter the hot tub without doctor’s consent: Pregnant women, babies and
young children, or people with heart disease, diabetes, high or low blood
pressure. Children must be supervised at all times! Limit use to 20 minutes
at a time to prevent nausea, dizziness, and fainting. It is ill-advised to
be in the hot tub while under the influence of alcohol, narcotics, or other
drugs that can cause drowsiness or influence blood pressure. Discoloration
of jewelry and fabrics can occur. No smoking in the hot tub. Never sit or
stand on the hot tub cover. Never put lotions, oils, or soaps in the hot
tub. This could cause severe damage as well as higher cleaning cost. Enter
and exit the tub slowly and carefully. Always put the hot tub cover back on
the hot tub after each use. Failure to obey these rules will result in loss
of security deposit and/or a charge to guest(s) credit card. |

ITEMS LEFT
BEHIND |
We are not
liable or responsible for items left behind, lost, or stolen. If you leave
an item after checking out and wish to have it returned, please call us as
soon as possible. We will work with you in trying to reach a solution for
return. |

LEGAL DISCLAIMER |
We, as owners,
are not responsible for any accidents, injuries or illness that occurs while
on the premises or its facilities. The Homeowners are not responsible for
the loss of personal belongings or valuables of the guest. By accepting this
reservation, it is agreed that all guests are expressly assuming the risk of
any harm arising from their use of the premises or others whom they invite
to use the premises. |
